This will vary from client to client based on the level of service selected. Our expert agents have many years of experience and are happy to discuss the cost of each of our management and letting services.
The tenant will need to be informed before visiting the property. A reasonable time of day will be arranged that suits both parties.
We do this service on your behalf. After the first 6 months and then every year as a routine. If work has been done inside the property we will inspect the property once this work has been completed, we will then inspect on a adhoc basis.
We have a list of approved, qualified and insured contractors to undertake any aspect of works within the rental properties. However, if you choose to use your own contractors we are more than happy to organise this. We will always approve any works required with the property owner before the works are instructed; but reserve the right to instruct emergency works if there is threat to safety.
If we are appointed as managing agents by you, we feel it is good practice to keep the agreement in place for an initial six months to provide security for the tenant and ease out any ‘teething problems’ should they arise when the property is initially let. After this period, we would ask you give us two months notice to terminate your agreement with us. Should this be the case we will ensure a smooth handover between yourselves, ourselves and the tenants.
